In Buying or Selling a Home

Youve Found Your Dream Home!
Now you are ready to
make an offer.
To make an offer on a home you wish to purchase, you must include the following:
1. The price you wish to pay
2. The terms of the contract
Down Payment
This is the amount of cash you can invest in this purchase
Mortgage Contingency
It is best to enter into an agreement to purchase a home with a mortgage commitment already established. Without this, you risk losing the opportunity to buy the home you want. You will need to file a mortgage application and await a decision which may jeopardize your chances to secure the deal if the sellers are in a hurry. In addition, your offer is subject to other contingencies including, but not limited to, satisfactory inspections such as engineering, termite, water, radon, etc.)
Personal Property
It is important to determine which features of a home will be included in the purchase (i.e. appliances, light fixtures, etc.)
The Closing Date
Buyer and seller must mutually agree on an approximate timetable when you will take title to the property, usually determined by an on or about date.

Your Offer is Accepted and What That Means
Although your offer may be acceptable to the seller, you should keep in mind that other potential buyers may still make a better offer, with better terms, or both. If an offer comes in which is more appealing to the seller, the possibility exists that your original offer to buy may not be accepted. Only when your attorney has a contract signed by both buyers and sellers do you as buyer have a binding contract.
As buyer, you should be advised by the sales agent to verify all important data such as property size, square footage, taxes, maintenances, common charges and anything else of concern prior to signing a formal contract.
Your Offer can be Accepted, Rejected or Countered by the Seller
When you make an offer on a home, certain things make your offer more appealing to the seller. By providing the seller with as much information as possible about your ability to complete the purchase should you come to an agreement, your offer will be more seriously considered. When you come to the table with a mortgage commitment already in place, you are also viewed as a stronger buyer in the eyes of the seller. In addition, performing your own inspections and signing the contract of sale in a timely manner will further strengthen your offer.
