Helpful Information to Assist You
In Buying or Selling a Home

Its important to make a thorough inspection of your prospective home a contingency of your offer to purchase. In most cases, inspections are performed immediately after your offer has been accepted. There are instances, such as when you intend to purchase a handyman's special or plan to make major alterations, when you may decide to perform some inspections prior to opening negotiations with the seller.
It is best to schedule engineering inspections when you can be present. This will allow you to really get to know your prospective new home, its present condition, and the repairs and maintenance necessary to protect your investment for the future. We recommend you retain the services of licensed professionals to perform your inspections.
ENGINEERING:
This inspection covers the major structural elements of the home, out-buildings and pool, as well as the heating, air conditioning, plumbing and electrical systems.
PEST:
Although commonly referred to as the termite inspection, this should cover all wood-destroying pests. Inspection will be made of the home and all outbuildings. Your report should contain a certification of non-infestation and/or a report of any damage and recommended treatment.
WATER:
A laboratory analysis of the water will assure you of the quality of the water. Tests may be performed to determine the capacity of the well.
SEPTIC:
Often your engineer will perform a visual inspection of the area of the septic system. If any problem is suspected, a dye test can be performed. As septic systems require routine maintenance, you should find out when it was last pumped out and the condition of the system at that time.
RADON:
Radon is an invisible, odorless and slightly radioactive gas that may seep into a house from the surrounding soil. High levels of radon have been found to be a health hazard after long exposure. In most cases, if radon is found, steps can be taken to correct the situation.
ASBESTOS:
This is a mineral fiber that was once used for insulation and fire protection, Fibers released into the air may be hazardous to your health. Asbestos in good condition may not need to be removed but instead, covered and sealed. Any asbestos work must be done by a properly trained and licensed contractor.
OIL TANKS:
Oil tanks of 1,000 gallons or more must be tested for leakage.
LEAD PAINT:
Paint chips and dust from deteriorating lead paint are toxic and can cause lead poisoning when the particles are inhaled or ingested. Reliable and quick detection and remedial recommendations are necessary. In the case of houses built before 1978, the buyer and the seller must by law be presented with the lead disclosures booklet and sign acknowledgement that they have received the booklet.
Many of the above recommended inspections can be performed by the same engineer or inspection service. You may wish to retain individual experts for certain inspections.
